How Much Can you Afford?

Before you begin your home search, find out how much you can afford. Knowing your budget up front helps you focus your home search and saves you time and stress down the road.

To determine your buying power, you will need to meet with a mortgage professional. They will work with you to determine how much you can afford, what you should put towards your down payment, and will walk you through some of the costs and fees associated with purchasing a home.

Let our team of mortgage experts help you find out how much you can afford today.

Pre-Qualified vs. Pre-Approved

When you meet with a mortgage professional you have the option to get pre-qualified or pre-approved. In today's fast-paced home market, our mortgage experts recommend serious buyers get pre-approved.

Getting pre-qualified is a quick and informal process where you supply some basic information about your income and assets to get a general idea of how much you can borrow. However, it is not a guarantee or commitment.

Getting pre-approved gives you peace of mind, the ability to move quickly when you find a home you’re interested in, and positions you to win a bidding war in a tight inventory market. Let the experts at Allen Tate Mortgage guide you through the process of getting pre-approved today.

Find Your Home

Where do you want to live? Finding the right community to live in is just as important as the home itself. Browse our community profiles to learn about the communities we serve. Finding the right neighborhood will get your home search off to a great start and eliminate the guessing game.

What kind of home do you want? Do you have a specific style of home in mind? How many bedrooms and bathrooms are you looking for? What do you like most about your current home, and what do you like the least? Knowing these preferences ahead of time will allow you to filter out only the homes that appeal to your specific wants and needs.

Search for Properties Online

Once you have identified your preferences and become pre-approved, you are ready to start looking. With our Property Search tool, you can browse available homes by location, price, or number of bedrooms and baths. You can even search by features unique to your prefered lifestyle, including homes on the waterfront or golf course.

Our map search allows you to view homes located in the communities or school districts you are most interested in. You can personalize your search even further by selecting the criteria you desire (size, price range, style, etc.) within the communities of interest. This is the best way to narrow your search down to fit both the location and qualifications you prefer.

Search On-the-Go

You can search for homes on-the-go using your mobile device. TateMobile features detailed and updated information on all homes for sale. The information is updated daily, and the GPS system allows you to center your search from your current location. Simply download our app for your smartphone or tablet to start searching from the palm of your hand.

Create an Account

Finding a home is easy when you have the right tools. Create an account with Allen Tate Realtors to get the most out of our personalized services and advanced technology. Get real-time property alerts sent directly to your inbox, save searches and favorite properties at home or on-the-go, generate Market Snapshot reports, and much more.

Buying a Foreclosure

Foreclosed homes are properties owned by the bank or another entity as the result of a mortgage default. These properties are then offered for sale to the public. Foreclosures can offer wonderful opportunities, but the purchasing process is different than that of a traditional property.

Moving Forward

1 – Make an Offer

2 – Put Down a Deposit

When you find the home you would like to buy, it is time to move forward. With your Allen Tate agent, you will decide on a reasonable and realistic offer, which will be presented to the seller and their agent.   When the offer is accepted, you will have to put down a deposit to show you are serious about buying. At that point, you are on the way to officially owning your new home.

3 – Due-Diligence Period

4 – Closing

Your agent will work carefully with you throughout this “due-diligence” process, making sure you understand all conditions, provisions, and obligations of your contract to buy. They will also guide you through appraisals, inspections, and other steps. Your agent acts as your advocate, guide, and adviser throughout this process and is able to answer any questions you might have.

The final step is closing, which describes the official transfer of ownership from seller to buyer. Your closing date is the day you will be handed the keys to your new home. You will also sign mortgage paperwork, which solidifies your purchase.

5 – Celebrate

You are a new homeowner! Your new home is more than just a large investment. It is where your best moments will be made, meals will be shared, and milestones will be celebrated. We are honored to be a part of the journey to finding your perfect home!
